Broker Diane Turton says, “Timing is everything when it comes to selling a home. We explain to our customers that the promise is simple – the right home buyer comes along, sees your house, says ‘I love the home’ and makes an immediate offer.”There are four reasons why the holidays are an excellent time to sell your home. A seller should either list their home, or keep their home listed during a holiday. Texas is a popular area right now for re-locator’s and investors. Dallas Realtors have been quite busy the past few weeks. The number of Dallas homes for sale has increased and is expected to even more in the New Year.

Here are the four reasons why a home sells during a holiday:

A home usually looks its best during a holiday. Houses look inviting, warm and welcoming when they are decorated for a holiday. Familiar holiday scents and sights can actually entice buyers to purchase your home.

There is less competition in the real estate market during a holiday. This means that your home has a better chance of being seen by a potential buyer.

Buyers who are very serious about purchasing a home will shop during a holiday. So a seller will receive a more serious and attractive offer.

The best time for a buyer to “see themselves in a home” is during a holiday. There is an incredibly strong connection between holidays and home. A buyer even in late January is filled with images of home, friends and family.

So, it is very “doable” to sell your home any time of year, even during a holiday.

Realtors across the country have noticed that people make mistakes when selling their home that can cost them thousands of dollars in the long run. Dallas Realtors and Realtors nationwide encourage homeowners to avoid all of these mistakes that reduce the amount of profit a seller makes on the sale of their home. These critical thousand-dollar mistakes include the following:

Many sellers refuse to make “profit-repairs”. There are several home improvements that a seller should make in order to increase of the value of their home. These repairs can also dramatically decrease the amount of time it takes to sell your home. A Realtor can advise you on what repairs to make.

It is crucial for a seller to provide potential buyers with easy access to view the home. For example, if a buyer is interested, schedule a showing right away. A seller needs to be flexible with their time in order to sell their home.

Many Realtors recommend that a seller be flexible when it comes to financing terms. Cash is not the only transaction that a seller can benefit from. A seller should take into consideration other financing terms that provide the seller with the highest yield.

Use new, unorthodox methods to sell you home, such as advertisements on the Internet or a website specifically designed to sell your home. A Realtor will known of several new, sure-fire strategies to help sell your home.

Traveling during the holidays is one of the most pleasurable times of the year. Unfortunately, it can also be one of the most stressful times for our pets. As for my family, sending Izzy and Nadia to the kennel is completley out of the question!

We’ve compiled a short list for anyone travel with thier four legged companions.

Must not forgets:

• Plenty of toys.
• Bring pet food. Changing the food can disrupt your pets eating habits.
• Collar and leash.
• Identification tag.
• Prescribed medications, if any.
• Lots of treats.
• Pets Vets number.
If traveling by car:

• Stop at least every every 3 hours to give your pet a chance to walk, drink and of course go potty.

• Have your pet on a leash when traveling, even if he/she is off-leash trained.

• Pet needs to wear an identification tag with a phone number that is appropriate for your trip.

• Don’t leave your pet alone in the car, especially in the Texas heat. Extreme temperature can be fatal to your pet.

If your considering selling your home, you can use simple methods favored by professionals to increase the sales price. Below you’ll find four tips for boosting the price of your home. Getting top dollar for your home is always the most important goal, as well as selling it quickly while enjoying a smooth transaction.

Quick Tips:
Stage your home: A home tastefully staged will usually sell for more money than a similar empty property. Quality furniture, curtains, dining table and chairs, and 3 piece suites will help a potential buyer to imagine themselves living there comfortably.

Add a bedroom: A third bedroom will turn a house thats perfect for a couple, into a house thats perfect for a family instantly boosting the value. If the bedroom is added by building an extension, this will increase the floor space to the property and push the value up even more.

Add another bathroom: Again this makes the house more desirable to families. A three bedroom house is a lot more desirable with two bathrooms rather than one.

Add a conservatory: This has two major benefits you make the garden look better from inside the house, plus you add more living space.
Bonus: One of the best things you can do to ensure you net the maximum amount possible is allow VIP Realty to list your home. We’ll enable you to save thousands in real estate commission!

Quality of Life. Home-buying and living in your home affects the quality of life. It adds to your confidence, giving you a sense of pride and satisfaction. You have a sense of emotional well-being as well as peace of mind.

Tax Deductibility of Mortgage Interest. The entire mortgage interest payment is tax-deductible and the “net” cost of the mortgage payment actually puts money in your pocket.

Tax Deductibility of Property Taxes. Similarly, the property taxes are due and payable twice a year and may seem like a lot of waste of money. Typically, property taxes are $1.10/$1,000 of your purchase price. However, the property taxes are also tax deductible and you get it back in the form of tax savings.

Appreciation Potential. Typically and historically, nationwide property values have gone up in value at 7% per year. In California and some other states, properties have, in certain good economic times, appreciated at the rate of over 20% per year. At 7% conservative rate, the property doubles up in value in 10 years. So, a property worth $500,000 will be worth $1,000,000, equaling a gain of $50,000 on a yearly basis. For an average person, it is difficult to save that kind of money.

Many first time home buyers want to acquire a home, however are unable to commit to the home-buying process. Why you ask, well because the majority of the time home buyers become afraid. ” what if I lose my job” or “what if I want to move”

Lets take a look at just a few advantages of buying a home:

No Landlord. You are in-charge and do not have to deal with a landlord who might not make repairs or maintain the property as you would like.

The Real Cost of Renting! At $700 per month, with a 6% rental increase per year, you will pay $110,719 over a 10 year period. If the rent is higher, you can count on paying much more and not getting any return or tax benefits at all.

Leverage. Where else can you buy this size of an investment with 0-5-10% down. You can buy a property for a personal residence for as low as zero down or an investment property with 5-10% down, if your credit is good, and watch the investment grow. This, in turn, allows the net investment return to be much higher (than the actual appreciation rate on the value of the property). To follow up on the example earlier, if the property grows at 7% and doubles in value, since the amount invested in buying the property might be only $50,000 (at 10% down payment), the actual return is much higher on $50,000 investment.

Pride in Your Home. It is fun to invite people to “your” home and feel good about it. It also instills confidence in your family, your children and makes them more confident individuals.
